Become a Qualified Mortgage Adviser with CeMAP
If you’re looking to become a mortgage adviser in the UK, CeMAP is where it starts.
CeMAP (Certificate in Mortgage Advice and Practice) is a Level 3 qualification awarded by Walbrook Institute (previously the London Institute of Banking & Finance)
It’s the industry-recognised qualification that allows you to give regulated mortgage advice, and without it, you simply can’t operate in this space.
But more importantly, it’s the thing that takes you from thinking about a career in finance… to actually being able to build one by applying for roles in the industry.
CeMAP is broken down into three parts:
Module 1 — Financial Services, Regulation & Ethics (FSRE)
The foundation of financial services regulation and ethics. Most people start with this exam (although you don't have too). FSRE is split into two smaller exams:
Unit 1: Regulation, legislation and key parties
Unit 2: Advisers, clients and ethics
Each Exam consists of 40 Multiple Choice Questions. 25 are stand alone questions and 15 are based on Case Study Information Provided.

Module 2 — Mortgages (MORT)
Mortgage products, policies, and how mortgages actually work in practice.
MORT 1: Mortgage law, practice and application
MORT 2: Mortgage products and post-completion
MORT1 consists of 50 standalone multiple choice questions and MRT2 has 40.
Pass Mark: 70%
Exam Fee: £300
Module 3 — Assessment of Mortgage Advice Knowledge (ASSM)
Applying everything you've learned to real client scenarios this is where you learn to actually advise & include your new knowledge on protection.
Pass Mark: 70%
6 case studies with 10 linked MCQs each
Exam Fee: £150
Pass all three and you're fully qualified to give mortgage advice in the UK.

How long does it take?
There's no single right timeline, it's whatever works for you.
LIBF's official guidance is 6 months per exam if you're self-studying from the textbook alone. But with the right structure and support, most of my students move much faster than that. Some pass all three within two weeks using the Fast Track. Others take it steady around a full-time job or kids. Both are completely valid, what matters is having a plan that fits your life, not a generic deadline.

How quickly can I actually get CeMAP qualified?
If you complete both Fast Track courses (FSRE and CeMAP 2 & 3), you can be fully qualified in as little as 2 weeks. For CeMAP 2 & 3 specifically, many students will sit their exams during the 5-day course and finish the week qualified.
What actually IS CeMAP?
CeMAP is the Level 3 qualification from LIBF that you need to give regulated mortgage advice in the UK. It covers regulation and ethics, mortgage products, and applying that knowledge to real client scenarios.
What's the difference between a Fast Track & 1:1 Coaching?
Fast Track is a structured 5-day live course built for speed. 1:1 Coaching is fully personalised around your schedule and pace, with regular sessions and full e-learning access alongside it.
Will I need to buy anything else?
Just the exams themselves, but you don't need to do this until you're ready to actually sit the exams, so study for them first.
How much are the exams?
FSRE is £310, CeMAP 2 is £300, and CeMAP 3 is £150. You can choose to pay as you go or bundle them depending on your preference.
When do I sit the exams?
For CeMAP 2 & 3, I’ll guide you on when to sit each exam throughout the week so you’re not left guessing. The goal is for you to sit them at the right time and build momentum as you go.
What if I fail an exam?
If that happens, you’ll leave with a clear plan on exactly what to focus on for your resit. You’ll still have access to the e-learning platform and materials to support you.
Is this better than e-learning or 1:1 coaching?
It depends on you.
If you want flexibility, e-learning is best.
If you want a fully personalised approach, 1:1 coaching is ideal.
If you want this done quickly with structure and support, the Fast Track is the best option.
What happens if I don't pass first time?
First up, don't stress. A first time pass doesn't come for everyone and it's generally completely dependent on things like past exam experiences, overall self confidence levels and of course nerves. Regardless I guarantee to support you until you're qualified.
